SB1450 (Locke)/HB2655 (Collins) - Creates pilot eviction diversion pilot programs in Hampton, Richmond, Danville and Petersburg.
SB1448 (Locke)/HB2007 (Aird) - Shortens the amount of time a landlord can use an order of possession to evict someone from twelve months to six months after court.
SB1445 (Locke)/HB1898 (Carroll Foy) - Extends the amount of time a tenant has to "pay and stay" to two days before the sheriff's eviction.
HB1922 (Bourne)/SB1627 (Barker) - Limits landlords to filing one unlawful detainer for nonpayment of rent at a time against a tenant and requires entry into evidence of a valid termination notice. Formally endorsed by CARE.
SB1626 (Barker) - Limits the amount a tenant has to pay to appeal an unlawful detainer case to the amount the tenant owes at trial, and requires ongoing rent to be paid. If ongoing rent isn't paid, the landlord gets judgment in his favor without having to go back to court.
HB1860 (McQuinn) - Changes the required pay or quit notice from five days to fourteen days.
HB2054 (Carr)/SB1676 (Stanley) - Requires landlords to offer tenants written leases and sets out rental agreement that apply in the absence of a written lease. Formally endorsed by CARE.
HB1923 (Bourne) - Gives tenants a right to attorney's fees from the landlord when they prevail in an unlawful detainer case brought by the landlord.
In addition, Senator McClellan has introduced an omnibus landlord and tenant bill, SB1438, that contains many of the above provisions as well as a prohibition on evictions based solely on a tenant's failure to pay late fees.
